Q: Does State of California license inspectors?
A: No. However California has defined some regulations for inspections under California Business & Professions Code 7195-99. Recommend to only work with Active CREIA members.
Q: What is covered in a inspection?
A: Generally, home inspections include evaluation of outside area, roof, structural, electrical, plumbing, fireplace, & HVAC. This would include inspecting crawlspace, attic, walking the roof, removal of electrical panel. For more information, please visit Inspections.
Q: Are there standards?
A: Yes San Diego Inspection Perfection adheres to CREIA Standards of Practice as a minimum standard. This Standard is accepted by both the Real Estate & Legal community in determing compliance.
Q: When buying real estate, am I required to have a inspection?
A: No, buyer can decide not to have a home inspection. Home inspection provides assurance from a independent 3rd party. Everyone involved benefits from a home inspection. Even new homes, condos, condo-conversions benefit.
Q: When or who orders a inspection?
A: Most home inspections are requested and paid by the buyer during escrow. Time is of the esscense to have an inspection completed and reviewed by the buyer and buyer's agent to determine if any request for repairs to be submitted to the seller. The report may recommend further evaluation by specialist in determining a remedy.
However new sellers are requesting a home inspection done prior to listing their dwelling. This has numerous benefits: allows ample time to remedy the affordable repairs, minimize liability exposure by supplementing the Transfer Disclosure Statement and minimizes any discoveries of any buyers inspection during escrow.
